project overview

GDC was engaged to support the ongoing care of rooftop solar assets across a national retail portfolio. The program brought multiple sites under a consistent maintenance approach while allowing each visit to respond to local access conditions, roof layouts, operating hours and asset condition.

At each location, technicians completed site-specific safety and pre-start checks before accessing the roof. Work areas, mounting systems, cabling routes, inverter locations, drainage and visible asset condition were reviewed, with findings recorded for the client.

Solar modules were then cleaned using deionised water delivered through a soft-bristle brush on an insulated extension pole. Before-and-after photographs and site reports created a clear service record, while defects, environmental issues and recommended follow-up actions were escalated for further attention.

Solar panels installed on a gray rooftop with a residential neighborhood and green trees in the background.

CONSISTENT DELIVERY ACROSS ACTIVE RETAIL SITES

Retail properties present different access, operating and safety constraints. Maintenance therefore needed to be repeatable at portfolio level without becoming a one-size-fits-all exercise.

GDC used a structured process covering induction, SWMS/JSA review, permits, safe roof access, fall protection, weather conditions, emergency arrangements and the availability of utilities. This gave technicians a consistent framework for each visit and allowed site-specific risks to be addressed before work commenced.

One Victorian visit identified active bird nesting and access into the roof space. The issue was documented as requiring urgent pest-control attention, investigation of entry points and potential remediation. More frequent cleaning was also recommended if bird access continued. This practical feedback illustrates the wider value of planned maintenance: each visit creates an opportunity to identify emerging risks before they lead to more extensive cleaning, damage or disruption.

The works brought together:

  • Portfolio scheduling and coordination with facility reps

  • Site induction, SWMS/JSA and permit-to-work controls

  • Safe access, fall protection and weather-condition checks

  • Inspection of condition, drainage areas and work zones

  • Visual review of mounting structures, accessible cabling and signs of overheating or damage

  • Checks around inverters, obstructions and trip hazards

  • Industry-standard module cleaning using deionised water and soft-bristle equipment

  • Removal of surface dust, residue and organic contamination from solar modules

  • Before-after photographic records for every serviced array

  • Identification and escalation of defects, access issues and environmental risks

  • Recommendations for corrective works, pest control and entry-point remediation where required

  • Maintenance reporting and site-by-site service records

  • Review of cleaning frequency in response to local conditions

  • Coordination of responsive repairs and specialist follow-ups

  • A repeatable planned preventative maintenance pathway for ongoing asset care

Project outcomes:

The program gave the retailer a more consistent and visible approach to solar asset care across its sites, including:

  • Cleaned solar modules and improved array presentation

  • A documented maintenance history supported by photographic evidence

  • Earlier identification of visible defects, access constraints and environmental risks

  • Clear escalation of relevant issues requiring specialist or corrective action points

  • Maintenance frequencies informed by actual site conditions

  • Documented and reduced likelihood of avoidable deterioration being left unaddressed

Better information for asset planning, budgeting and future maintenance decisions

  • A coordinated framework capable of supporting a national property portfolio

Build. Maintain. Sustain.

This program demonstrates GDC's ability to coordinate practical solar asset maintenance across multiple operational sites.

By combining safe access, specialist cleaning, consistent inspection and useful reporting, GDC helped the client move beyond reactive call-outs toward planned, evidence-led asset care. The result was a clearer view of condition and risk across the portfolio, supported by actionable recommendations for continued performance and long-term value.
